The big rental portals charge landlords to list, then sell "leads" to brokers. Nobody on that chain is paid when you actually move in. They're paid for activity, not outcomes — which is why half the listings you've called are already rented or never existed.

Society NOC, police verification, Form A, lease drafting, stamp duty, biometrics, sub-registrar appointment, post-registration filing. Most brokers punt every one of these. We own them.

What does the tenant intake involve?

About 30 minutes, on a call or chat. We capture every term that typically blows up Mumbai rentals at the closing stage — your real budget (not just the comfortable number), area preferences, deposit capacity, lock-in willingness, family composition, employer letter availability, marital and dietary requirements relevant to society approval, pets, parking needs, KYC, current lease end, move-in flexibility, dream buildings if you have them.

By the end of the intake, we know what you'd actually accept on signing — not the romanticised version. That's why the shortlist you see is short.

How does Leese match me with properties?

Your intake gets matched against our active inventory and our pipeline of broker-pitched properties. We surface only the ones that pass your real filters — including the constraints you flagged that won't be on a portal listing (pet policy, vegetarian-only societies, society NOC requirements that exclude bachelors, etc.). Wrong-fit properties don't reach you.

Can I see videos of homes before visiting?

Yes. For most properties on our roster we have walk-through videos. We share the video first; if you're interested, we set up the live visit. The intent is to save your Saturdays — not to gate the actual home behind a video paywall.

What if I have a specific building I want to rent in?

Tell us at intake. We capture "dream buildings" as part of your tenant profile, and matches from those buildings are surfaced first regardless of budget. If we don't have anything available there now, we'll keep checking and ping you when something comes up.

What documents do I need as a tenant?

For most premium Mumbai societies: KYC (Aadhaar, PAN), employer letter or income proof, recent address proof, photos for police verification (Form A), and biometrics at the sub-registrar at signing. For NRI tenants: passport copy, OCI/visa documentation, equivalent address proof from your country of residence.
