What is Leese?

Leese is a residential rental brokerage in premium Mumbai, founded by Rahul Tuljapurkar and Deepak Tolani. We charge a flat ₹1 lakh on a successful close and run every deal end-to-end — front-loaded intake on both sides, term alignment before viewings, society NOC handling, police verification, registration, biometrics, and post-registration filing.

Minimum monthly rent ₹2 lakh.

Who founded Leese?

Rahul Tuljapurkar and Deepak Tolani — two operators with decades of experience in Mumbai real estate. Landlord equity deals, redevelopment, capital stack design, lease negotiation, society liaison and execution. Leese is the operational expression of how they think rental brokerage should actually work.

Is Leese a property management company?

No. Leese is brokerage-only. We close the deal and hand it over. We do not collect rent, manage repairs, or handle ongoing tenant-landlord disputes. We can refer you to property managers if you want one, but it's not part of our scope.

Can Leese handle a deal outside Mumbai?

No. Leese is Mumbai-only by design. The operational moat — society relationships, sub-registrar familiarity, police verification mechanics, builder NOC processes — is geographically specific. We don't dilute the model by pretending to operate in cities where we don't have that depth.

What it costs and why.

What does Leese charge?

₹1 lakh, fixed. Same number whether the rent is ₹2 lakh a month or ₹5 lakh, whether the deal closes in 10 days or 60. Paid only on a successful close — no deal, no fee.

No percentages, no monthly retainers, no listing fees.

Why a flat fee instead of a percentage?

Three reasons:

1. Flat means we don't push your rent up — our cheque is the same.

2. Flat means we don't rush you into a wrong deal — we get paid the same in 20 days or 60.

3. Flat means we don't lean toward landlord or tenant — the side our cheque comes from doesn't move our incentive.

The flat fee is a trust mechanism, not a discount.

What does the ₹1 lakh actually cover?

The whole deal. Front-loaded intake on both sides. Term alignment before viewings. Society NOC handling, share certificate verification, society's tenant criteria check, maintenance dues check. Police verification (mandatory in Maharashtra) and Form A submission. Lease drafting, stamp duty calculation, sub-registrar appointment, biometrics, and post-registration filing.

Most brokers do two or three of those and punt the rest to "deal with the society directly" or hand it to your CA. We own all of it.

What if no deal closes?

No deal, no fee. Leese is paid only on a signed leave & license agreement. That's why we're selective about what we take on — we don't want to waste our own time any more than yours.

If you're looking elsewhere, tell us anyway — we'll say honestly whether we're the right fit.

What's the minimum rent you work with?

₹2 lakh per month. Below that, the ₹1 lakh fee makes less sense for tenants — and the kind of properties below ₹2 lakh in Mumbai usually don't need the operational depth we provide. Other brokers serve that market well; we don't compete with them.

How we work

Why do you do separate meetings instead of joint negotiations?

Joint meetings smooth over the things that quietly blow up later. People are honest with us only when the counterparty isn't in the room. Reconciliation happens through us. By the time both parties sit across each other, every term is already aligned. The face-to-face is about the home, not the deal.

How long does a typical Leese deal take?

It varies. Front-loaded intake takes time upfront so the registration step is fast. We don't commit to specific day counts because the deal pace depends on society NOC turnaround, biometric availability, and how quickly both sides align on terms.

What we will commit to: zero rushing. We'd rather take an extra week to align cleanly than push you into a deal that breaks at registration.
